Free inspection · Written report

Dallas-Fort Worth foundation repair Most DFW foundation problems start with water.

North Texas clay swells when it gets wet and shrinks when it dries. A leak under the slab, a downspout emptying against the wall or a long dry summer is usually what moves a house. One free visit checks all three. Then we fix what's actually wrong.

Warning signs

Signs of foundation trouble, and which ones can wait

Foundation movement usually shows up as stair-step cracks in brick, doors that stick, floors that slope and gaps at trim. A slab leak shows up as a higher water bill, a warm spot on the floor or the sound of running water. Tap a number on the drawing to see what each sign means and how soon to act.

Cutaway drawing of a Dallas-Fort Worth slab home with eight warning signs The left half shows the brick exterior with a stair-step crack under a window, a downspout emptying against the slab and soil pulling away from the foundation. The right half shows the interior with a crack above a door, a door pulled out of square, a gap at the crown molding, a sloping floor, and a warm spot on the floor above a leaking water line under the slab. Stair-step cracks in brick

    Usually means
One part of the slab is moving more than the rest. In DFW that's usually clay drying out or getting wet unevenly along one side of the house.
    Typical fix
Elevation readings first. If the slab has dropped, piers under the low side, plus fixing whatever is wetting or drying the soil.
  2. Diagonal crack in drywall running up from the corner of a door frame
    Typical example, illustrative image
    Watch it

    Cracks above doors and windows

    Usually means
Fine hairline cracks can be ordinary settling. Cracks that grow, reopen after patching or run at an angle from a corner point to movement.
    Typical fix
Measure and keep an eye on it. We only recommend repair when the readings show real movement.
  3. Interior door that no longer fits its frame, with an uneven gap along the top corner
    Typical example, illustrative image
    Check soon

Doors that stick or won't latch

    Usually means
The frame has been pulled out of square as the slab shifted. If a door sticks in August and frees up after a week of rain, the clay is swelling and shrinking under you.
    Typical fix
Find the low area, stabilize it, then adjust the door. Planing the door first only hides the problem.
  4. Glass marble that rolled toward the baseboard on a wood floor, with a gap under the baseboard
    Typical example, illustrative image
    Check soon

    Floors that slope

    Usually means
A marble that rolls on its own, or a slope you can feel underfoot, means the slab has changed elevation from one side to the other.
    Typical fix
Piers under the low side to bring it back toward level, then a second set of readings so you can see the result.
  5. Crown molding pulling away from the ceiling, leaving a dark gap
    Typical example, illustrative image
    Watch it

Gaps at crown molding or baseboards

    Usually means
Separation where walls meet the ceiling or the floor shows the framing moving with the slab.
    Typical fix
Usually cosmetic once the slab is stable. We'll tell you if it's part of a bigger pattern.
  6. Damp stain spreading through tile grout beside kitchen cabinets
    Typical example, illustrative image
    Call now

Warm floor, high water bill or running water

    Usually means
These are the classic slab-leak signs. A warm spot points to a hot-water line. Water under a slab swells the clay and can lift or crack the foundation.
    Typical fix
Our licensed plumber finds the leak with pressure tests and listening equipment, then repairs or reroutes the line.
  7. Downspout emptying into a muddy puddle against the foundation
    Typical example, illustrative image
    Check soon

    Water pooling by the house

    Usually means
Downspouts emptying at the wall, or a yard that slopes toward the house, soak the clay on one side. That side heaves or settles.
    Typical fix
Downspout extensions, regrading or a French drain. Often the cheapest fix on this list.
  8. Dry clay soil cracked and pulled away from the edge of a slab foundation
    Typical example, illustrative image
    Watch it

Soil pulling away from the slab

    Usually means
In a hot DFW summer, clay shrinks and opens a gap along the slab. One dry season is normal. A gap that grows every year means the soil is losing support.
    Typical fix
Even watering around the foundation during dry spells, and an inspection if you also see cracks or sticking doors.

The cause

What causes foundation problems in Dallas-Fort Worth?

Water in the clay. Much of North Texas sits on expansive clay that swells when it gets wet and shrinks as it dries. When one side of a house gets wetter or drier than the other, the slab bends. Three things do most of the damage: dry spells, leaks under the slab and poor drainage.

  1. Cause 1

    Clay soil

After a wet spring and a dry summer, expansive clay can lift one corner of a slab and let another drop.

Usually handled by a foundation company

  2. Cause 2

    Slab leaks

A pressurized water line leaking under the slab soaks the clay around it. The slab above heaves, and patching cracks won't stop it.

    Usually handled by a plumber

  3. Cause 3

    Drainage

Gutters that empty at the wall, flat yards and flower beds that hold water keep one side of the foundation wet.

Usually handled by a drainage or landscape crew

How it works

What happens during a free foundation inspection?

A specialist spends 60 to 90 minutes at your home. They take elevation readings across the slab, photograph cracks, check the water meter for a hidden leak and look at how water drains around the house. You get the findings and a written recommendation, even if the answer is that nothing needs fixing.

  1. Book

Fill out the form, or call or text (972) 802-3218. We'll set a time that works for you.

  2. Inspect

Elevation readings, crack photos, a water-meter leak check and a walk around the house to see where the water goes.

  3. Report

Readings, photos and a plain-English recommendation. Sometimes that's piers. Sometimes it's a gutter extension. Sometimes it's nothing at all.

  4. Repair

We fix the water problem first, then the foundation. Afterward we take readings again so you can see the difference. Your pier warranty transfers if you sell.

Questions

Questions homeowners ask us

Straight answers. If yours isn't here, call or text (972) 802-3218.

Is the foundation inspection really free?

Yes. The inspection and the written report cost nothing, and you're under no obligation to hire us. We take elevation readings, photograph cracks, check for a slab leak at the water meter and look at your drainage, then walk you through what we found.

How do I know if my foundation needs repair?

Elevation readings tell you, not cracks alone. Cracks, sticking doors and sloping floors are signs of movement, but only measurements show how far the slab has actually moved. If your readings are within a normal range, we'll tell you no repair is needed.

Can a slab leak damage my foundation?

Yes. A leaking water line under the slab soaks the clay around it, and wet clay swells. That can lift and crack the slab above it. Fixing the leak first keeps the same damage from coming back after a foundation repair.

How do you find a slab leak without tearing up my floors?

Our licensed plumber pressure-tests the lines to confirm a leak, then uses listening equipment to pinpoint it before anything is opened. Repairs go through one small opening in the floor, a tunnel from outside, or a new line routed around the slab.

How much does foundation repair cost in Dallas-Fort Worth?

Most foundation repairs in Dallas-Fort Worth cost between $3,500 and $12,000, depending mainly on how many piers are needed. Slab-leak repairs usually run $2,000 to $7,500. You get a fixed price in writing after the free inspection.

Do you offer financing?

Yes. Financing is available, subject to credit approval. Your inspector will go over the options and real numbers with you before you commit to anything.

What does the lifetime transferable warranty cover?

It covers the piers we install for as long as you own the house, and it transfers to the next owner if you sell. Ask your inspector for the full written terms.

How long does foundation repair take?

Most pier jobs on a house take one to three days. Slab-leak repairs are often finished in a day, and drainage work in one or two. Your written proposal includes the schedule.

Is it my drainage or my foundation?

Often it's both. Water pooling against the slab is one of the most common reasons DFW foundations move. When drainage is the real cause, we fix that first, and it usually costs far less than piers.

Do you serve my city?

We serve the whole Dallas-Fort Worth area, including Dallas, Fort Worth, Arlington, Plano, Frisco, Irving, Garland, Grand Prairie, McKinney and Mesquite. Enter your ZIP code above or call (972) 802-3218 to confirm.

Are you licensed and insured?

Yes. Plumbing and slab-leak work is done by our Texas-licensed master plumber, TSBPE license #{{TSBPE_LICENSE_NO}}, and the company carries liability insurance.
